Mayfair at Lake Wales - 373 Acre Residential Community Sub Division incorporating Hotel and Commercial Sites. Fully Developed Value: $250 million. In 2003, Feltrim Developments won a contract from the City of Lake Wales to acquire and develop 373 acres of development land strategically located on Hwy 27 near the intersection of Hwy 27 and U.S Highway 60. A master development plan has been drawn up incorporating an 950 dwelling self sufficient community around a number of lakes, a central retail boulevard and a 25 acre park incorporating a clubhouse, walkways, cycleways and exclusive facilities under the community title Mayfair. The master plan also features two hotels, a gas station and commercial out parcels fronting onto US Hwy 27. Feltrim Developments has donated a portion of the site back to the City of Lake Wales for the development of four community soccer pitches. This development has received full approval from the City of Lake Wales as they seek to improve and broaden the quality of housing and amenities. The current market value of this site is significantly greater than its acquisition cost. Feltrim Developments will construct the community facilities and services to support the residential and commercial developments on a phased basis between 2006 and 2009 and plans to dispose of this serviced sites to third party house builders and commercial operators on a presales basis.


Haines City Office Plaza - Mixed Retail and Office Commercial. Fully Developed Value: $2 million. In late 2005, Feltrim Developments commenced construction of a two story, 10 unit, 9,000 sq. ft office / retail center at an established retail location with road frontage onto US Highway 27 at Haines City. Completion is scheduled for early 2007 and all units have been let pre-construction.

Haines City Commerce Park - Industrial. Fully Developed Value: $33 million. To satisfy the growing demand for commercial property in Haines City area, Feltrim Developments is working with the Economic Development Committee of Haines City to develop a 38 acre industrial, distribution and business park. The development will be a mix of lot sale, build and sell, and build and retain. The development is located on CR544 which has been zoned for industrial use by Haines City. This area is fast gaining a reputation as an excellent location as a number of large industrial concerns have chosen to locate there due to excellent access and communication infrastructure. Development of this site is scheduled to begin in mid 2006.

The development is scheduled in three phases with phase 1 comprising the construction of 23 office warehouse units totalling 34,000 sq. ft, phase 2 with 24 office condominiums totalling 36,000 sq. ft, and phase 3 with 20,000 sq. ft of retail units. Pre-sales of these units have already commenced and it is anticipated that all will be sold prior to the commencement of construction.

The construction of a 20,400 sq. ft strip mall on US Highway 27 in Davenport, Florida as at cost of $2 million was the first development undertaken by Feltrim Developments in Florida in 2002. The company has retained this development in its entirety, which has been fully let to a mix of retail and commercial tenants including Coldwell Banker Team Realty which operates one of its two offices from this location.
